Dear Homeowner,

Our preliminary research has uncovered a possible over-assessment by the County on  a majority of homes in Marin County. We at Pristine Properties can appeal tax assessments for property owners on a success-only fee. Our fee is Forty Percent (40%) of any savings for the coming year. (See Example below). In future years, your assessment may be reviewed by the County. If we win a reduction this year, next year, the County MAY review the assessment in future years. The upper limit of any increase is the adjusted base value for each year. This is better than the automatic annual increase now in affect. Many of our clients stay on annual review for many years. The county often lacks personnel to give the assessment close scrutiny in future years. Our fee is only for the first year.

 

Many California property owners believe their assessments are set by Prop. 13 (true) and can’t be appealed (untrue). There have been thousands of successfully appealed cases over the last few years. Example:

[ As an example, Pristine Properties succeeds in reducing the property’s assessment from $500,000 to $400,000. Assuming a one percent tax rate, the savings in this example would be $1,000, and the fee in this example would be 40% of that amount, or $400. Savings for future years would be kept by the taxpayer. ]

 

Tax Appeal & Fee Agreement:

The undersigned hereby authorizes Pristine Properties to act as owner’s agent in the preparation and execution of a real property tax assessment appeal, agrees to pay Pristine Properties 40% of ONE year’s tax dollar savings that are the result of Pristine Properties efforts for the year 2009-20010.

IN THE EVENT THAT PRISTINE PROPERTIES FAILS TO WIN AN ASSESSMENT REDUCTION, THERE IS NO FEE DUE.
